Rough Price for Garage Extension

Hi there,

We are considering buying a house with this garage.

There's about 2.5m of space at the back of the garage so we'd be looking to extend it back about 2m of that. The current back wall wouldn't need to come down, we'd be looking to add the rear bit as an ensuite bathroom so a door would just need adding. Could anyone give a rough gestimate of what sort of cost we'd be looking at for this? It's just brick construction by the looks of it but I've not actually seen inside it yet, just outside.

So the bathroom would be at the rear of the garage???

Not sure how that's going to work. You'll likely have a challenge with the planning dept re change of use of the entire garage (hard to see them being happy that you have a house, then 18ft of garage, then returning to a house again).
You should maybe post in the building regs part of the forum re proposed change of use.

As for cost? £5k?

Hi,to be very honest to cost that job out depends on a few things.

1.which area of uk are you.
2.how much work will you do.
3.will you arrange the different trades.
4.payment credit,cheque or cash.
5.neighbours,are they a problem.

I have done a similar conversion but a separate garage into a 1 bedroom flat.
So it was a new dwelling and made me a lot of dosh.
