Roughly how much should it cost to cap a chimney?

Hi I have an old terraced house near Buxton, I'm getting some damp stains on the chimney so I'm thinking it should be capped.
It's no longer used.

Any idea how much that should cost roughly please?

Also got some mould marks on the inside of the roof , may just be condensation though?

Instead of capping it can't you ventilate it?

The cost will depend if you can find someone willing to work from ladders, or require a scaffolding erected before taking on the work.

Thanks for your reply, I'm only going off the advice from the roofer I contacted who recommended capping it.

Thanks, there's no mention of scaffolding , quoted just under 500 quid.
To remove all old base on chimney cap chimney off
Then rebase chimney all rubbish removed gutters cleaned with a 10 years warranty

I'm not sure what he means by remove old base etc.

I would get another couple of quotes as the roofer you have doesn't even know the correct terminology.
And a ten year warranty is a nonsense.

Hi. I have had 3 other roofers have a look and to be honest I'm none the wiser, they all seem to be saying different things.

One said there were so many cracked tiles that it should be re roofed.

Another said we can not the chimney down ( I assume he means knock ) we will have to cement wash it and check the flashing price 450 plus vat

The last one said
you need some tiles replacing about £450

And ridge tiles repainted £560
(I assume repointed)
I then asked about the chimney and he said it looks ok but we can take a closer look if we do your roof.

I asked if it should be capped as it's no longer used and he said it's up to me.

Redundant chimney stacks should be vented top and bottom after being swept.
Ridges should be re-bedded not pointed as it just falls out.
Cement wash! Nonsense.
Where are you finding these people? Checkatrade by any chance.
Ask at your local roofing or builders merchants if they can recommend any decent roofers.

OP,
The modern, best practice is always to keep chimney stacks (& chimney breasts).
Parts of Buxton, & the nearby areas have various heritage conservation Regs. And conservation officers.
Is the chimney stack all yours or is it shared with a neighbour?
The roof cover is slate not tile. Very few slates need replacing.
You say you are getting "damp stains on the chimney" - why not post pics of these stains?
And why not go up into the loft & examine the loft chimney breast?

My above post #13 was to give some idea to forum DIY'ers of whats required for any basic remedial work.

But between you and me what you are looking at will be tremendously expensive to fix.
