Rust on lintel

Hello,

I am looking into buying a town house (ground, first and second floor) and during the viewing I noticed that there rust on the lintel of the first floor window. There is also a crack under the window of the second floor but I am not sure if these two issues are relevant.

Is this something that would need to be fixed asap, how easy is it to fix and are there approximate cost estimations?

Any advice would be greatly appreciated. Thanks.

The rust can be wire brushed and painted. It's likely a plate welded to a steel beam.
The cracking might have appeared when the windows were fitted, how old are they?
 
I don't know. They look relatively new, but not sure when they were fitted.

Not unusual for cracks to appear after window fitting. As long as the lintel is sized correctly and has a decent bearing, there's no need to worry.
