I live in a 2 bed semi build in 1960. Roof tiles are original concrete and the sarking underneath is the original. I am planning to move in the next few years and I am doing some repair jobs around the house which might be highlighted in a survey.
Looking into the loft I noticed that some of the felt sarking is coming away where it meets the ridge beam. There is also gaps about half way down where there is an overlap and there are a couple of obvious hole. Your can now see the tiles. I am just wondering if there is a way this could be fixed without taking the whole roof off? I am aware that the sarking only acts as a secondary barrier and many older houses do not even have it.
I was thinking maybe some flash band where the sarking meets the ridge and the larger holes? As for the gaps half way down where there is an overlap is would not be a good idea to tape these because this would reduce ventilation?
