Shared manhole and rear extension

I called Anglian Water and they informed me that a 375mm diameter public foul water sewer is running through the land.
thats a major drain, it could be 3 metres down

you wont get consent to build over it

and if you wanted to move it, it could cost as much as the extension -no domestic builder would go near it, probably wouldnt be allowed, it would probably have to be an Anglian approved civil engineering contractor

if you want to just build near it, you would need foundations lower than the invert level, so could mean piles

Id run a mile, I would read Murdochats post, thats what you would experience....and possibly worse

I supplied some joinery for a guy in Sussex who decided to build a rear extension but didnt want to pay an architect for the dwgs for bulding regs............there were no manholes in his garden, but there was one in gardens either side, and there was a drain 300mm drain 3.2m down running across his garden just on the edge of where he wanted to build..............he cancelled the building inspector, told them he was building an exempt conservatory and carried on building.............I hate to think what thats gonna cost him when he moves

Sigh! Thanks, I guess I will have to let go of this house then, what a shame! Massive garden, detached, in a nice location, but the house is too small for our needs. Any idea how they managed to build that conservatory so close to the manhole? Clearly it is less than 3 meters from it.
drains on private land werent adopted before 2011, so they just built conservatories where they wanted

TBH they still doing it.........conservatories are built mostly as exempt structures so unless the builder is clued up, they just get built...........and all is fine until the home owner decides to sell

although I suspect a 375mm drain would be owned by the water company even on private land
