Single storey side extension ?

Hi all

I'm wondering wether this would require planning permission.

It's a single storey side extension , 2.5 mtr x 7 mtr.

Will house a downstairs toilet small utility and extend the dining room .
Pic of house attached and what type of extension but no door at the front.

When you say provided it meets , do you mean it would require planning permission?
It's just when I read the side extension part, I'm under what it states size wise etc , I know it entails everything on the portal before this but I'm still unsure wether it's needed ,

What would be the main factors to it requiring planning permission.
 
It will be Permitted Development provided:

1. It falls within the constraints listed on the Planning Portal
2. Your property hasn't had its PD rights removed.
 
Permitted Development is a scheme for building certain things without needing to apply for formal planning permission, as long as the thing is designed to meet certain criteria - in those links above.

You should check with your council as to what permitted development rights exist for the property. Some councils remove them in whole or part, forcing an application for permission to be made.

You will need other permissions such as building regulations, and may be build over permission for those drains - check with your water company first to see if you need their permission and if it will likely be given.

Moving the gas and electric services will be costly.

Check your deeds too, for any restrictive covenants which may prevent building in that space.
