Hi all

I'm wondering wether this would require planning permission.

It's a single storey side extension , 2.5 mtr x 7 mtr.

Will house a downstairs toilet small utility and extend the dining room .
Pic of house attached and what type of extension but no door at the front.

When you say provided it meets , do you mean it would require planning permission?
It's just when I read the side extension part, I'm under what it states size wise etc , I know it entails everything on the portal before this but I'm still unsure wether it's needed ,

What would be the main factors to it requiring planning permission.
 
It will be Permitted Development provided:

1. It falls within the constraints listed on the Planning Portal
2. Your property hasn't had its PD rights removed.
 
Permitted Development is a scheme for building certain things without needing to apply for formal planning permission, as long as the thing is designed to meet certain criteria - in those links above.

You should check with your council as to what permitted development rights exist for the property. Some councils remove them in whole or part, forcing an application for permission to be made.

You will need other permissions such as building regulations, and may be build over permission for those drains - check with your water company first to see if you need their permission and if it will likely be given.

Moving the gas and electric services will be costly.

Check your deeds too, for any restrictive covenants which may prevent building in that space.

It's only the gas meter that's moving.
We are onky going as far forward as the stack pipe to keep costs down.
I've had full quotes for all works that entail moving the gas meter to the front of the new extension.

It looks like from reading everything it will need planning permission, if I use the portal they charge for advice the council were no help and pointed me to that.
So it's pay 75 pound for advice through the portal (75 minimum) to be told it needs planning permission .

I cant actually fond an easy answer without paying out
 
It's relativity clear.

If you build to the Permitted Development criteria specified for extensions - as in those links above, then its permitted development and you won't need to apply for planning permission.

I can't see how you have got quotes already when you've not even finalised the planning situation. Be very careful of quotes that are not based on a proper specifically and detailed plans.

The build over agreement applies to underground drains, not the soil stack - even drains within 3m of the foundations.
