Just about to rip up lino in utility and replace with ceramic tiling, The skirting boards are also to be replaced due to them being in a poor state.

Now the question i ask is, would there be any benefit/reason to remove the skirting, lay the tiles then attach new skirting to wall so that they sit on top of the tiles or would it be beneficial to fit skirting then lay tiles up to the edge.

Only scenario i can foresee is the use of water when cleaning, perhaps if laid on top it could soak up into skirting boards ??

Any Suggestions based on experience ?

put your skirting on once youve tiled, you have a bit more play with your cuts and you dont have to grout around the edges so your skirting stays clean.

Agree with Jbonding and want to add: use silicon seal to seal between skirtingboard and tiles to prevent moisture getting underneath skirting

Thanks for that guys, just one thing, grout will be grey so would it be an option to use clear silicone to seal skirting to tile or use white blending in with skirt gloss

agree it looks better, but if you ever take the flooring up and change it youll have to redo the skirting as well
