Sub Station

I have recieved from the sellers agent copy of certificate for the electrical work done on the house that i am buying which states:
Building Regulations 'Part P' compliance Certificate
Certificate indicates compliance with regulations 4 & 7 of the buildings regulations 2000.
Installation of:
New consumer unit - Dwelling house
New installation, rewiring or partial rewire - Dwelling house
Fire/Security/environmental control systems.

Please confirm if the above would have included the PSCC check

The certificate will have a section for PSCC, but it is likely to be the default/maximum value provided by the DNO, which is usually 16kA.

The fault level is not an issue, as even with 6kA breakers fitted, the whole consumer unit is rated to 16kA anyway.
It is highly unlikely that you would get anywhere near 16kA for a domestic supply, even if you are close to the transformer.

I would not bat an eyelid.

You make a huge assumption that the PSCC will be high anyway. Just because the sub is close by doesn't mean the service is very short. The sub could also be a fairly small one depending on what it serves. A small sub will have a higher internal impedance, and hence a lower PSCC.

But why worry someone about having a high PSCC? What would you recommend they did if the PSCC was on the high side?

That is up to you to decide - A general opinion from me as a spark, and most others I would expect, would be that we wouldn't worry on health grounds.

And the PSCC value doesn't make the sub safer or more dangerous in terms of safety or health.
