I know it’s hard by just seeing photos but I was hoping someone could give me a guide as to how bad what seems subsidence is. My housing association although markers have been out on the building will not comment on building

No. The crack starts from downstairs kitchen window upto my flat above

It must be a few weeks since plastic markers were fitted

The flats are housing association, but thank you for your help

I am a subsidence specialist, and this looks like subsidence
LOL. No bias there.

What makes you say its categorically subsidence, and not say lintel failure or another reason related to the construction method?

needs a picture from further back to see how the crack relates to the building -especially if the crack goes to the corner of the building

given the crack gets bigger towards the top might indicate subsidence

I would say the crack is large enough to need something done about it

They should, and it's your right to know.

Whilst they cannot comment on the actual cause at this stage, they should be able to tell you generally what the possible causes are and what their plans are to investigate and to monitor.

That looks like cracking in several locations?

Is that cracking in the same place internally?

Where is the cracking in context of the rest of the wall - an image of the whole elevations would help.

How long have the cracks been there

Is someone coming out to record the crack gauge readings regularly? Is the gauge on every crack in different locations

Is a structural engineer involved or just a general technician from the association?

Thank you for your reply. We have a local councillor taking up these issues now as in his words the whole building is dilapidated

Thanks for your reply. We have had our local newspaper out this morning and have our local councillor involved. There are cracks all over the building apparently built on an old gravel pit and we are on top of a steep hill. The roof need replacing and windows

Because he's got no work on this week, and he had the day off from college when they covered lintel failure.
