I've had a surveyor report back and just wanted to ask your thoughts , if these are straight forward / best way to fix these items.

"property is formed from solid 220mm brick wall construction, A lower rendered area has been provided and been taken down to ground levels which is against good building practices as it effectively bridges any damp proof course originally provided" Do I just need to hack off 150mm from the ground up ?
Door plinth (photo attached)
"Some wet rot evident to the plinth beneath the timber door, Ventilation should also be added in the immediate term into this plinth to provide essential ventilation to the timber ground floor" How to fix this ?
Party wall (photo attached)
"party wall to the right-hand side property is of brick construction. However, it's incomplete with part of a steel joist visible protruding through from the neighbouring property" How to fix this ?
Loft ventilation (no photos)
loft not adequately ventilated , A through flow of air around a loft space is necessary to dry out any condensation . We recommend incorporation of either air bricks through gable walls or ventilation through the eaves boarding. insulation provided should be eased back at eaves level to encourage the
throughflow of air Which one of these do you reckon is easiest ?
