Am thinking of dispensing with an estate agent and selling myself (no not me)
Would use a solicitor and arrange for the Energy Report. Any advice please.

Its worth a try ..... but depends on the location.....are you in a prominent position where you can be seen if you put up a For Sale sign.
There are also on-line companies but most of them want a fee.
Probably worth an ad in your local paper ....it won't cost a fortune and you may be lucky.

Personally I think Estate Agent fees are extortionate for what they actually do, but they do have a database of potential purchaser which in some locations it vital.

Your solicitor does all the important work. I don't think you need an Energy Report any longer but I could be wrong.

It's pretty well documented that an agency will get you more than their fee back.

the energy report cost £70 a couple off months ago for my dads house

They're not very acurate of course but they do give a rough idea as to the eficiency (or not) of a building. They're not so bad IMO.
