this manhole cover is really messing up our extension!

Hi,

we have a manhole (sewer that belongs to Yorkshire water) n our garden that Yorkshire water aren't letting us move, and re routing isn't an option as it involves digging up most of next doors garden!

We want to maximise our extension, and up to the concrete edging (that can be seen at the right hand side of the manhole in the picture below) is 2.68m out, therefore the internal measurement would be 2.38m, which is small, but it would work out okay for our dining room.... just!

The measurement from the concrete edging to the inner lip of the manhole where the manhole cover sits, is 15cm.

Can anyone shed some light on whether our foundations k would butt right up next to the brickwork that is currently in the manhole, or would we have to leave a 15cm gap from there? i'm hoping that it's possible for the external brickwork to start roughly where the concrete edging is (ie. 2.68m out from the back of the house)

to say this is a pain in the a** is an understatement!

It is entirely up to YW unfortunately. Perhaps there is an agreement as regards the existing conservatory but possibly there isn't and the conservatory shouldn't be there either. The usual requirement is 3m from the drain but I have seen YW relax it to under 2m. Any closer and the foundations could undermine the drain and they won't have the access they need for repairing it. So it isn't in your interests to build too close to it anyway, as neighbours will be reliant on this drain.
