What detectors are needed for a rental house?

Hi,

The combi gas boiler is in the garage; the kitchen has a gas hob; and the living room has an independent gas fire.

Please, what sensors must I have and what should I have for the safety of the tenants?

The house already has two smoke detectors.

Could do with a carbon monoxide detector, and the rest is common sense.
 
Yes, I'd figured out a carbon monoxide detector for myself. What I need to know is if I need one near each flame source - three in all.
 
Carbon monoxide detector in the room with the fire, 2/3 the height of the room, away from windows and doors. There's no legal requirement for one AFAIK, and the exact positioning of a CO detector is still a cause for much debate, there's plenty of guidance on the Internet.

I almost automatically assume all landlords are aware of the Landlord's Gas Safety Report, but of course you may not be.
 
Yes, I have a landlords safety certificate. I now have a Honeywell H450EN carbon monoxide alarm - the best on the market, apparently,

I've spoken to a heating engineer and was told that all I need to do is place it appropriately in the room with the stand alone gas fire. This is where trouble will arise, if anywhere.

Also make sure your water mains stopcock is in full working order and show the tenants where it is and how to use it. Tell them that if they find any sort of leak to turn off the stopcock and open all the taps to drain down. Then phone you.

what if its a leaky waste ? :))))
 
reminds me of when you are cleaning a sink trap and drain it into a bowl..

and then chuck the bowl down the sink...

... i still do that from time to time..
