treated myself to a trip under my bungalow today. not far from hatch I noticed water. to give you some background the ground appears to be shaped in a sort of bowl ... the water is collected at the bottom, other areas are clear. can't see any obvious pipe leaks and underside of flooring/joists appears dry.

do you think it's water seeping up from the ground or do you reckon it's a burst pipe perhaps underground? note the space doesn't really smell of anything, doesn't smell/feel overly damp and as you can see rest of space is dry. slightly concerned in that some cables appear to be lying in it

any thoughts? piccies:

High water table, possibly heavy clay soil so poor drainage. Are you near a stream or suchlike? You can check by digging a deep hole in the garden, or use an auger and see if the hole fills with water but thats a bit drastic!.

It will probably dry up in the summer if it gets hot. If it is and causes a problem you could fit a sump pump but its not usable space. as long as there is good ventilation its not a problem.

You could pin the cable ups, rodents like chewing on cables

don't think i'm near a stream but a house further up the cul-de-sac had to have quite major works a couple of years back ... neighbour told me it was due to water sitting under the property and causing damp/damage. however looking at mine it doesn't appear as bad and now i know i'll keep a check on it. as you say i'm hoping, come warmer weather, it'll dry up. we have had a lot of rain since xmas, not as bad as some bits down south but still pretty bad.

Are those soil pipes at the back? is the white one an overflow from boiler, toilet?

yeah that's where the bathroom is. not sure what the white pipe is but it would be linked to the toilet as oppose to the boiler. do you see an issue with the plumbing?

If it's an overflow flow from the toilet cistern then the tank overflowing would just be letting water out beneath the house. Worth checking its not overfilling / nothing is fault

Its better to have a syphon (the part inside the toilet tank) with built in overflow where the water would run into the bowl if it overfilled

it's difficult to tell from this pic but the pipe leads outside i.e. it's not just cut off to drain inside:
