Hi there,

I am doing a loft conversion on a terraced house. Both neighbours have already done loft conversions (unfortunately). I say unfortunately as I believe this just makes my loft conversion slightly more complicated with regards to waterproofing and joining to their structures. Nither neighbour built up their party walls.

Have received extremely high quotes from "general builders" I have decided to engage the various trades myself. I have done many renovations before but never construction.

I am slightly unclear about which trades I need to engage. I understand that a carpenter will take care of the timber structure. I want to remove the chimney breasts on all 3 levels including in the loft). My Structural engineer has drawn up plans to make this possible with various steels.

Which trade do I engage to:

Measure and install the steels to support the chimney and loft extension?

The area I am most unsure about surrounds which trade or trades are involved in supporting the chimney and installing the steelwork.

I have included the plans below to give an idea of what I need to do.

Any guidance would be highly appreciated.

Carpenters, bricklayers will do the structure and steels and roofers (flat and tiled) for the exterior. Plumbers, plasterers and electricians for the obvious bits.

But the trades doing the structural work really need to be experienced in loft conversion work, not just some brickie who has been doing garden walls, or a carpenter who fits kitchens for Wickes

Thank you Woody. Can you be more specific about which trade would take care of the chimney breast support/removal?

I have requested that the steel fabricators also install the steels. I have not discussed the chimney stack with them as I wanted to inform myself a bit before I have that conversation. From what I understand a flat plate will be welded on top of the ridge beam to support the bottom of the stack.

Cheers

It all runs a lot smoother when you use a firm, problem with trying to run it with individual trades is getting them all in sync, they will all blame each other if there are any problems aswell.
