Wooden ceilings and building regulations

I am going to put up a wooden tongue and groove ceiling, do they comply with ceiling regulations? I intend to varnish it with a beech coloured varnish.

If the room is less than 4 sq m. in floor area, then no, it wouldn't comply with the surface-spread-of-flame requirements.
To make it comply, you would need to coat it with a proprietory fire retardant solution.
But building regs in UAE may be different :)
 
I think Tony means more than 4m square.
Make sure you get treatment to give you class 1 surface spread of flame rating, not something (usually more expensive) to give actual fire resistance.
