flue outlet

Hi

our neighbour has a new boiler whose outlet dishes out steam vapour covering our upstairs bedroom window.What i would like to know is how far legally does it have to be from our property because as it stands it is only about 25cm from our boundary

depends on the manufacturer's instructions but in general an adjacent flue should be 300mm away but if it is not adjacent rather pointing straight at your property it definately doesn't comply.

But it is a catagory known as not to current standards. If it was a corgi registered installer corgi would make him/her change it as it is a fresh install if you informed them and demanded action.
If it was not corgi registered installer you haven't a prayer. I was only in b and q this evening overhearing the ex corgi registered member of staff for plumbing section telling someone it was quite allright for them to fit their own boiler as long as it was in their home. What hope have we got?

Then you only have a complaint to the council as your playing card.

Unless somebody dies, and then and only then the HSE will take an interest.
 
it all depends on the direction of discharge.
but you have the right to contact the council if it causes you a nuisance. they can insist it is altered.
have you spoken to your neighbour about this ?
depending on the boiler there is probably a plume kit available
 
Hi speaking to a plumbers merchant he thinks it should be 60cm away from our boundary!!
Is it 30 or 60cm?
The house joins mine not facing it.
 
From the centre line of the 2 houses flue should be 300mm
600MM is when its facing

No it's outside the rules there is no near as dammit right is right your neighbours isn't distances for flues are taken from the nearest part of the flue to the point where the distance applies so there should be 300mm from the boundary to the first part of the flue you come to.

However it is only not to current standards and moving it a few inches won't make the slightest difference to you. It is plentiful away from the window on your house which you have shown in the picture.

It's just a fact of modern life we need to save the planet so our boilers ploom. Won't be long before we have no gas so you lot will all be dressing approapriately for the time of year like we have to in our unheatable house.
 
as others have said the flue is sadly not in breach of regs but you can get EHO in to see if they can do anything on the grounds of nuisance
 
Everybody keeps quoting 300mm. That looks like an Ideal flue and they allow a flue to be 25mm from a boundary alongside the terminal. Check the instruction booklet.
 
get your neighbour to see if a plume management kit fitted to the flue, most condensing boilers have them available, other than that you dont really have much to go on, all looks legit to me
