hello everyone,

I recently bought a 3 bed mid terrace house in south harrow. The house has a Potterton system bolier. The water cyclinder is in the attic.

In the begining there was constant hot water in the downstairs kitchen and in the bathroom upstairs. Recently there is a problem with hot water in the bathroom. I have hot water for fews days only and it goes off. Suddenly i get hot water again.

i have homecare 400 with british gas and they said that i need to upgrade the system and put a booster pump.

i was reading thorugh the topics and found some similar problems. What i do not understand is why is the hot water coming whenever it likes.

I have no idea about plumbing so any suggestions will be highly appreciated.

As you have a BG contract, and it's worked fine until recently (thus proving that at present it doesn't require a upgrade nor pump) you may wish to contact them to come and resolve it. Remind them of the term "contractual obligation". After all, they did agree to take on the system when it was working and you haven't modified it in any shape or form.

PS - may be cylinder stat has developed a fault, which requires ... you guessed it .... a cylinder stat!

they identified the problem when they came for the intitial visit. they said that i need to fit a pump. Apart from that they said they were happy with everything.

You state that this is a recent problem. What, in their opinion, is the reason why it has all of a sudden begun to falter whereas before it was working fine?

So you turn on a tap and nothing comes out if it - neither hot nor cold water?

i get continuous cold water all the time. There is not problem with cold water.

I get a little bit of hot water for few seconds and nothing comes out of the hot water tap. After few days i get the hot water back.

when they came to my house for the intial visit, i was having the same problem. They said that homecare 400 does not cover upgrading work and since the system requires upgrading, the work is not covered by the homecare and i need to get a local plumber to fix the problem.

Ok. The cold water that cmes out of the taps- it this at mains pressure? And when the hot water works, if you leave the tap on, does it stop working after a while?

.......Could be a long night.
This is one of those - poster asks a question then disappears for hours on end.

Think I know what the problem is, but to be honest, I'm giving up since he can't be bothered to make the effort. Good luck op

You could have an air lock.
Where is the cold feed for the HW tank in the attic?

HTH

As tincup and slapper said you most likely have an air lock or sticking ballvalve.

If you still get hot water to the kitchen tap then it's an air lock in the pipe supplying the bathroom.

There is no way a 3 bed terraced house should need a pump.
