Building over single skin garage - help!

Hi, new on here and after some advice. I'd like to build an extra room over our single skin double garage. I realise that the walls in their current state won't be strong enough but building a second skin internally would be difficult due to all of the mains coming in through one wall and a boiler being on the wall. Are there any other options?

I'm guessing it's either using some sort of steel structure or possibly building a second skin externally - the latter I'm guessing would be problematic.

Limited on budget so just trying to work out options.

I have done a couple of these in the past , you can build up brick piers and stick a steel on top , at joist level , you will need to check your footings depth though

Thanks. House is built on a concrete float foundation which garage is on too, so that shouldn't be a problem.

Is that way overly expensive compared to just building a second skin?
