Approx Cost - Re wire 4 Bed Semi

What is the approx cost of rewiring a small 4 bed semi, based in Surrey.

The house we're buying has black and red cable's and an 'old skool' fuse box so im guessing the whole lot need to go?

It will need some new sockets chased in but i will do this work myself.

They want Ethernet cables everywhere, TV cables everywhere, telephone everywhere. Its underfloor wet central heating with about 8 zones. There's CCTV, everywhere.
About 50 separate lights, some on timers as night lights, some on PIRs. there's downlights, up lighters, plinth, floor and all sorts of doody smart lighting.

That's not to mention the usual sockets/switches/consumer unit etc. Oh yes and the sockets & switch fittings are all going to be glass.

Cost for the electrics will be well into 5 figures.

Blimey! I dont need any of the above. Just rewiring to the existing sockets, switches and lights and getting the fittings changed to new ones.

Some rooms will need a few extra sockets installed.

The house is 1960's and has 4 beds, one bathroom, two reception rooms and a kitchen.

So a complete rewire, you'll need new central heating wiring too. Also interlinked smoke alarms are a must.

When the house is being wired, will it be completely empty & nobody living there.?

Its double the price if the sparkie have to shift furniture around and as much again if you want there to be power at the end of each day. (Dont laugh, it can be a requirement).

The house can be empty, that's not a problem.

Just because the cable is "red and black" doesn't automatically mean it has to be ripped out and replaced. If it's uPVC wrapped it's likely still in perfectly good condition, though the lighting might be missing an earth. Almost certainly there won't be enough sockets, or in the right places, so it could be a case of adding rather than replacing. The fuse box will need upgrading, certainly.

As you've probably gathered from the answers above, yours isn't an easily answered question .... get a couple of quotes from local businesses, have a good chat with the electrician about what you want and what he recommends and WHY he recommends it.

If it's uPVC

If the PVC insulation had degraded to the point where has lost all its plasticiser then you'd be better off re-wiring tbh...
