FFS guys it's simple!!!!

Keep the boiler!

Build an outdoor swimming pool heated by the boiler and tap into next doors heating, I think they would appreciate it.

Would have been better if it was a 40kW Intergas. ;)

To the OP. The average combi is used to heat cold water instantly. That is why they are all high gas rates. The combis are generally far to big to in coping with the heating side of the house so they modulate the boiler's gas rate down to handle this.

This is exactly the same with your boiler. It has a high gas rate, far too high for your house but it modulates down to suit the needs of your house. It goes down 12 kilowatt - perfect. Think of it as fitting a high DHW flowrate combi without the water section. It is no different. Fit the boiler and fit a 35mm copper low-loss header. You can make one up cheap enough using the fittings from http://www.bes.co.uk. About £50 in all include the 35mm pipe.

I have done something similar with a 40 kilowatt combi. It has been going for six months through the winter and works brilliantly. The rapid heat up in the mornings is a great bonus. Fit it

to the OP I would recomend not fitting it, alec appears to be clueless with regards to boiler sizing
he seems to be clueless with regards to pump sizing too

I've been following this for a good couple of days and the dialogue this post has encouraged has been both humorous and insightful to say the least. I appreciate Alexcarps stance in this discussion as for the sake of not having to sell the boiler I have and buy a new one would've been welcome. But having seen all the opposition to that idea and also speaking to vaillant who also advised not to install the boiler as apart from anything it will be highly enefficient to run I will most like sell this and get a 24-28kw boiler after I have the calcs done. Thank you to all who have participated and contributed to this post :)
 
Is it new in the box or fairly new...how much as I'm interested if it's going to be sold.
Serial number if you have so it can be dated.

You are making a big expensive mistake. The makers will tell you to buy another boiler for sure. It runs down to probably less than what you need to heat the house, just like combi does - it IS suitable! You have to take into account that most of these guys on here are plumbers not heating men (different qualifications) - they do drains most of the time. I found out a long time ago they are very different. Ask a plumber about a forced air system and his look is glazed. These are the ones who rip them out not understanding them, fitting ugly radiators all around the house which eventually rot and leak staining carpets, when a heating guy would install a state-of-the-art new forced air unit.
 
Min load on that boiler will be too big for a house when TRV's close etc, boiler will cycle like mad and the initial burn will make it inefficient.
Get rid of it, it's not suitable.
The 24kw you've sized will have roughly a 4:1 turn down making a minimum of 6kw maybe a little high but much better.
The slow ramp on the new Ecotec will make it much more efficient.add the 470 controller and your laughing.
 
If this 45kw were going in my house then a little tweek to the software will yield a low modulation of 5/6 kw , obviously combustion would be checked @ high/low (p1/2) , as I said 'if it were my house' ;)

Min load is about 12 kilowatt. The boiler will turn off the boiler when cycling occurs and the flow switches after each smart pump is not pumping as all TRVs have closed up. This is no difference to applying the heating on a medium to large combi.

Sorted! It can go down to 5 kilowatts. It is getting better! I am sure you would NOT ditch it. It is new.
