Hi, I am currently in talks with my building controller who insists I need a kitchen fan installed,

If I'm to install a fan, and use a pull cord switch spurred from the Kitchen ring, would I need a 5 amp fused spur?

Or supply the fan from the lighting circuit. No FCU required..

PS its most unusual to have a kitchen fan switched by a pull cord. why do you want to do that?

the kitchen supplied by a pull cord, wouldn't that still require a fused spur...

"for maintenance"?

Yes, if demanded by the manufacturer.

"for maintenance"?
Not for maintenance, that would be afforded by any means of isolation - the CU fuse or MCB.

If required by the manufacturer, the fuse will be for protection because the manufacturer has not bothered to fit adequate (any) protection for its own product.

... or required by the manufacturer's lawyers, even though the manufacturer themselves sees no need!

Kind Regards, John

Why?

Why is a BCO looking at your kitchen? Is it a new build? If so, why did you design it with no opening windows?

All very odd. My brother in law had an extension built about 9 years ago and a kitchen fan was required, even though it was adjacent to an opening window and french windows. The house we rent out also required such ventilation in any room with a cooking area. I am mighty surprised at the suggestion that these were not requiments of the regs as bco's insisted upon them

So we still don't know which regulation the BCO is invoking to make a fan mandatory.

Nor why they approved the plans for the extension which did not show one. I wonder if his neighbour is about to discover how stupid it is to use the Building Notice route, rather than full plans submission?

Maybe he's thinking of installing a bathroom style fan (so no on/off directly on it) rather than a proper oven extractor hood.
