Electrical Certificate for Conservatory

I added a conservatory to the house in around 2008 and am in the process of selling my house. The buyers solicitor has requested an electrical pass certificate for the work carried out but I thought that came under building regulations hence not needing one. Can anyone give me a definitive answer as Ive looked online & it seems a bit unclear.

it does come under building regs.

Either you will have had to provide an electrical certificate to the building control officer, or your electrician will have self certified the work.

Either way you should have got some paperwork for the electrical work.

At this stage, if you dont have it, then all you can do is tell them you dont have it and/or cant find it. If you want to sweeten them up you might want to offer an EICR.
 
What Aragorn 84 said - but if you got a building regs 'Completion Certificate' from the local authority's Building Control department, that really covers the electrical work as well as everything else, so ought to be adequate for the buyers.

I didn't get a completion certificate because at the time I didnt think it was required so never consulted the planning department. Whats an ECIR??

What electrical work was done in the conservatory? Who did it?

EICR - Electrical Installation Condition Report.
 
think theres 4 double sockets, wall light and 4 floor lights

The company who fitted the conservatory didn't do all the electrical work so I got a separate contractor to do it. I can can always give him a call and see if he'll sign it off for me

Unless they installed new circuits or a consumer unit, the work would not have been notifiable to building control, and the only document involved would be a minor works certificate completed by whoever did the work.

If you don't have this, then tell the buyers solicitor that. Hardly the end of the world, the majority of homes don't have any documentation for the electrical system or anything else.
 
Im not sure what you mean as 'new circuit' but no additional consumer unit was added. I could always plead innocent and see if they turn a blind eye to it in that case

The Planning Department and Building Control department are two totally separate things. You may well not have needed to deal with the former, but I find it hard to believe that one could build a conservatory without BC approvals, hence a Completion Certificate. Who built this conservatory?

it was a reputable company that built it but I just don't remember anyone ever passing it off. I could ring the council but I don't want to open a can of worms
 
Its just a standard conservatory and not in a conservation area so as far as I'm aware no consent is required
