Built extension 3 years ago that was all approved, but never been signed off!

Due to various reasons, work stopped and started and it took a long time to get to pretty much finished, but has not been signed off by the building regulators.

The main reason for this (and its not really an excuse I know!) but he never really seemed interested, I'd call him and he would say nope don't need to see this, or don't worry about that I'll come where you get to this stage etc and in all honesty, I think I just forgot to get him back in and by the time I'd realised we are pretty much done with it all.

My question is, would it be feasible to still get him back in to sign it off if he hasn't seen the work? Or even get someone else to do it? Or am I facing a potential situation where it will all have to be demolished or stripped back?

I've taken pictures of all the necessary parts like fireboarding rsj's and the external waste pipe work and everything has been done as instructed on the building plans. Would this be acceptable as proof the works been done properly?

Give them a ring and speak with him, if you have pics that will probably avoid having to expose anything.

Hmm i cant remember for certain but i think probably when the roof was going on, before all interier work and exteral waste work was completed.

I know its a classic, but its true, the guy was such a ghost in the whole project he was just out of sight out of mind.

And I also cannot find his contact details, so thats why I wondered would another BI take it on?

Just phone up the council, they will have your case on their system and will know who the original inspector was and whether it will be the same inspector or someone different. But you need to contact them.

Same thing applies, you need to get in contact with the company, being a private inspector you may find them a little more lenient, especially considering his already blasé attitude. Electrics etc might be an issue but he might accept a periodic inspection.
You could get this regularised by the LA but they will most definitely want to see certain elements exposed.
You need to contact one or the other it's the only way to move this forward.

Why bother? If nobody from the council has chased up on it after all this time they can't be that interested, so why stir up potential trouble for yourself by reminding them? Wouldn't it be better just to let it drop and forget about it?

The council (or other regulatory bodies) don't do the chasing. The customer does. I've just had mine signed off and the certificate awarded - after a ten year gap!

Not if the customer wants to obtain a completion certificate, which is an important document in terms of selling the property in the future.

exactly when you come to sell and your buyers solicitor asks for certification as is their want nowadays, and you can't supply it they can chose whether to accept your indemnity policy or walk away. It may all be fine or your buyer may decide to walk.
