Ideas for new loft

As you can see from the above pictures the front and rear of my house.

I am planning on having my loft done through building regs and was wondering in any good ideas and how to keep my costs down.

The small window at the front is my box bedroom which i will have to lose for my staircase because there is not much room in upstairs landing. I would like to have 2 bedrooms in the loft on either side with the staircase in the middle also a bathroom in the landing.

The width of the house is 9m and the lenght about 7.8m

Would also like a full dormer going right across the rear of the house with a gable end dormer to the hip roof.

Also would it be cheaper to just do a side extension which would mean to build another garage and a room above it because the foundatiom for the exisiting garage is not strong enough.

I believe the new extended side of the house has a trussed roof.

I would be grateful if someone could help here.

Re-post in the Building Regs and Planning section - there's far more that needs to be considered other than just cost, planning permission being key - as it seems that the house has a not inconsiderable side extension already planning permission would be required for a full width dormer and is unlikely to be approved, an additional side extension will quite possibly also be resisted by the planners as it will probably not meet the Local Plan and other criteria - the guidance by which your Local Authority will determine planning applications.

Do you have experience in this, due to the existing side extension you think it will cause a problem with a side dormer?
 
I would choose side extension as opposed to loft conversion, it would be a lot cheaper even if you had to rebuild the garage due to shallow foundations. Planning etc is another issue that you will need to seek advise from planners or architects
 
Would you day it would add more value to the house if i decided to sell it in the future?
 
...but not necessarily as much as you had spent.

People who want a 5-bed house buy a 5-bed house, not a 3-bed house with a lump added to it. Or they buy the 3+lump for substantially less.
 
true, houses are like cars, if you put a new engine in an old car, it will still be worth the same as an old car with an old engine. But you certainly get your money's worth when you extend a house in majority cases.
