Baxi Combi Instant 105e not getting CH hot

Hi,

As title, and I'm positive it was far better last year...

So I've had the CH on all day, set to manual and with a target temp of 20degC. It's currently 18degC in the room that I have the thermostat in and has been for ages. The controller (Center 7 day programmable) has the flame indicator on, but has done all day. I went and watched the boiler to see if it was genuinely on, and it was sat at 40degC water temp. I waited and the flame came on and temp went up to 80degC (full) but only for 20-30 seconds and then back down to 40. The hot water seems fine, but again I'm sure it was hotter in the past

Any ideas? For full disclosure the Mrs had a guy come round to check on it and he (apparently) balanced the rads. His suggestion was that he'd run a cleaner through it (£200...) or that the boiler wasn't sufficient to run our ten radiators... Water pressure is fine btw.

Any ideas?

As for a £200 bill....

It sounds as if your plate heat exchanger is blocked.

I charge about £136 for diagnosing and cleaning the part in my local area.

This is a 7 bedroom house....guess I should of gone for a combi instead of 3 65kw boilers.
It just gets worse..jeez..

Just an update, I went and looked at the boiler for a time and the flame is only on until the heat reaches 80 and it shuts off pretty much immediately. Then it seems to naturally fall back to 40. Does this alter any diagnosis?

I would be looking at the diverter valve , have seen the gland seal leaking and getting into the motor and causes similar symptoms

It does not alter my diagnosis.

But there is only one way to correctly diagnose a boiler fault and that is in front of the boiler!

OK, thread revival time! Three people have had a look and say the boiler is AOK.
So the diagnosis was that it was blocked and a powerflush *may* fix it. It didn't The water in it was appalling though.
Anyway, now it seems our choices are start pulling up the floors to find the blockage or surface pipework to circumvent it. Neither of which I'm stoked about, anyone got any thoughts on alternatives? Or any way to localise the block so as to minimise disruption? There are two radiators that have never worked well - likely to be around these?
Also, how is this causing the behaviour of the boiler?

Bit too far for me to go to offer a no fix no fee diagnosis then.

It is closer for me to go to France.

Been told they have a sizeable Tamil population in Paris with restaurants. Might be nice to have a masala dosai in Paris!

Tony what has the plate heat exchanger got to do with heat to the radiators

Nothing but he says hot water is not as hot as it used to be!

Also that the water was very dirty.

Dirty water in a combi usually results in a blocked plate.

If the rads are getting some heat into them but are only luke warm then i should imagine the guaze filter in the return isolation valve is blocked. Especially as you say the water quality is poor.
