Have gone through my paperwork containing covenants re my 1965 built house and have not been able to find a reason why I cant however the question is as follows.

I have a detached property. I have one window on the side and I wish to add another one of almost exactly the same size and style about 1M along. Its on the upstairs first floor. Is there any reason as to why I cant do this?
Do I only need to ensure that Building Regas are observed?

If there was no window to start then I'd assume i would be on dodgy ground but as theres one there at the mo....................

On the basis that there is already one window, I assume it's not facing a neighbours wall where there is a window, and would therefore impact on their privacy.

They have a window there. It mirrors our existing one

Then I can't see a problem, but it would be worth checking with your local planning office for their rules, just to play safe. As it's on the side of the house, I can't see there being much of an issue.

Do you intend the proposed window to provide light to an area defined as stairs/landing? Or, do you want the window to be part of a habitable space?

The planning system may treat these intentions differently?

Planning restrictions (top opener required) may impact on the type of window required for building regs (escape window)

Also spread of fire across boundaries (total area of openings in the elevation)

Regarding the fire spread issue, even if you're closer then 1m to the boundary, you can brick up the original window to get back your 1m² allowance, or use very expensive fire glass.
According to our local council generally adding new windows is permitted development, hence when we did our extension they imposed a condition to require us to get planning permission for new first floor windows in the upstairs extension.
