Hip to gable over single storey side extension.

Hi everyone,

I have a question regarding the PD rules when it comes to building a hip to gable loft conversion over our single storey side extension.

Someone told me we cannot have the hip to gable beyond the original walls. Is this the case?

To give an idea of what I’m talking about I've include a drawing of the proposed elevations. Ideally we’d like elevation 2 over 1, but not sure if it’s permitted.

Any help with this would be appreciated as don’t wish to get new plans which would clearly go against PD rules.

Proposed elevation 1 would not need planning permission (assuming the roof enlargement was < 50m³); proposed elevation 2 would need planning permission as it is effectively a two-storey side extension.

This is what I thought, so thanks for the clarification. I know council would not grant permission should planning application for hip to gable be put forward. As such I’ll stick to proposed elevation 1 as it comes under PD, and ensure architect keeps area to below 50m³ when adding rear dormer.
