Roof of terraced house. Who is responsible?

Bobasd.

Try the maths again?

4 @ £ 25 X 2 =??

+ £ 100 material

Any more is a rip off

And it is only one side NOT both sides the O/P only owns one half of the roof?

The main problem here is how a builder will reach the ridge, a Genuine builder has to consider his personnal liability insurance/ health and safety. he is working above first floor level .
Prices quoted here are not realistic if the builder insists on Scaffolding . If the job is passed to Insurance, the Insurance Company will expect Scaffold

If the job is passed to Insurance, the Insurance Company will expect Scaffold

If that job were to be intimated to an Insurer it would be kicked out why?
1/ Obvious long term damage.
2/. No indication of Storm damage.
3/. Lack of any sort of maintenance, lack of pointing Etc.
4/. The ridge tiles have in effect reached the end of their useful [working] life.

OK when I compile a report and Insurance cost on a roofing claim all Insurers ask that Scaffold of some sort is included, can be hire of a tower at £ 120 / week.

insurers also ask that there are "Protection" items included + roof access ladder and access from ground to roof.

I have lost track of how many hundreds of times I have made a call back to the insured and found out.
A/. No scaffold used, no problem insurer allowed for it if "builder" did not use it, builders issue.
B/. All work undertaken from ground Via two ladders, again builders issue.
C/. No protection provided, paid for by insurer not implemented by builder.

As you say KenGMac this job is more complicated than posters have stated and should be done correctly by an authorised builder, the original poster needs to make sure the work complies with H/S standards, if the work is done by a cowboy who then falls off the roof and is killed the owners of the property can be charged with manslaughter by H/S

Bite the bullet, its a joint roof, to get the ridge done safely and correctly its a shared ridge its both property owners responsibiliy towards cost (which is more than a couple of hours work) or just have your side done and leave the neighbour to sort out their side .

as above,
half a days quote min for those 2 re-beds if its all straightforward - as, of course, mostthings in the buildin trade are straightforward.
anythin after half a day an the clock starts tickin.

Don't see how it is a shared ridge , the roof on the right belongs to the house on the right and the roof on the left belongs to the house on the left !
I live in a semi detached house and had my ridge tiles rebedded just a few years ago but no need to involve the neighbours, just did the roof over my house. The roofer did use scaffolding as others have said, builders/roofers can't just go up ladders to do roofing work nowadays.

no ones said its a single owner ridge - the OP's first post has said the ridge is shared between two houses.
if the ridge tiles across the wholeridge are storm damaged or missing(as they appear to be on my screen fwiw) an leavin the lofts exposed to weather then its best an a common practice to do the whole ridge in one go.

outside of new work or larger refurbishments most roofers (an i see a lot of them) still don use scaffs or even roof ladders.

weuse the higher than two stories rule for manpower but in practice its 2 guys for most roof or guutterin jobs - platforms or towers are used, with tied-in ladders used most .

No, an hours work to access the roof and bed a couple of ridge tiles.
Do these roofers magically teleport themselves instantly from home direct to the roof, likewise for the materials, and have no other vehicle costs, tool costs, insurance costs, telephone costs, paper costs, work clothes costs, nothing?

Likewise for all their other jobs that day so that they can move instantly to seven other jobs that day, or is their hourly rate so high it covers a whole day's work?
