Hi,
I have been in my new build since July 2018. I have had a woeful number of snagging issues. One of which was loose roof tiles. The builders have sent someone out twice to sort them out.
I returned home tonight to find the following in my back garden. Thank god it was the back as if it had been the front, it would have landed on my car.

I have taken a look at the roof again and can see various not level parts. It has not been windy today. This is starting to really bother me.

Is this normal for a new property?
Can anyone advise me on what I need to be asking the builder to do as clearly this isn't working. It was last checked about two months ago. Can't believe I am having more issues again. The piece that has embedded into my lawn isn't even straight. It looks as though odd bits have just been shoved in to fit gaps in the roof.

Thanks in advance.

:eek:No it isn't normal for roof tiles to fall off a new house, and it is a good job the tile in the picture embedded itself in the ground instead of somebody's head :!:
Put all the snagging items in writing to the builder and keep copies. I would send the builder a copy of the above photo emphasising the dangers of this sort of thing. If the builder is NHBC registered you can get them involved later on if necessary. If the builder used a roofing sub contractor they should be able to get them to rectify things on the roof.

Tiles are not falling off. There are some tiles that have failed or been damaged and pieces have come down.
Judging by the tile breakage positions and the chimney, I would guess they were cracked by ladder or foot traffic when the chimney flashing was fitted.
Just get the contractor to take a look it will be easy enough to check for any other damages.
These are clay plain tiles and can be fragile and will not be a perfect uniform shape

Ref the pictures, take a few from afar, front and rear

Thank you everyone who posted. Have just got on to them now and asked that they come and do a full inspection of the roof. It is absolutely pouring down here but no sign of any leakage in the roof so looks as though I am ok.
To top it off, the gutter is now leaking water everywhere. They have already been out once and 'fixed' the gutter. It is leaking in a flat part where there is a join. Just one problem after another.

That reminds me, my gutter is leaking. Bought a gutter repair kit in the spring, never got around to using it!
Have a large pot plant under the leak at the moment.

- oh, that's ok then Henry Gregory, 'tiles are not falling off' ,it's only pieces of tiles that have come down. Mind you the one in the photo looks a fairly big piece :!::cautious:

That is correct they are not falling off.. The picture is zoomed in .. if not its time to cut the lawn Henry

Get the NHBC involved lol

Perhaps you could explain the difference between falling off and coming down. Would becoming dislodged and dropping down to earth due to gravity be more appropriate, and at what size does a piece of tile become unacceptable if it lands on your head :?::!:

As in plural, the tiles are not falling off...singular! a fragment of tile has has fallen off for the reasons already explained.
A quick once over and repair should suffice.

Just to confirm, pic of the tile is not zoomed. Yes grass is long as it keeps dying. Builders told me to let it grow long, but it is still going brown and dying!
I dug a few holes and there is no top soil, just thick clay.

Picture of roof is zoomed to help see where the bit embedded in the lawn came from!

Close up then , I know the tile and size, Maybe it fell in one of your holes?

- not now but later if necessary if snagging issues have not been sorted out by the builder (if they are NHBC registered )NHBC can help resolve some things as they did on my own house .

As I said previously -
