External crack on house we have put an offer on

Hello,

we went and viewed a house that came back on the market.

it’s a Victorian house around 125 years old. The person who brought it before had their mortgage valuation which was accepted but then got their own survey and there is a crack at the back of the house so they pulled out.


The Seller was completely honest with us and have gone through their insurance to get them to look at the crack they will monitor it and then go from there. The crack is external only not very wide and is vertical but not completely straight.

Because the seller is going through their insurance they have said they will get it fixed and will have their solicitors and ours draw up something in the contracts to cover both parties?

we are waiting to see if our mortgage is accepted then will pay for our own survey to check there is t anything else that we should know.

do you think our mortgage company will give us a mortgage and will be happy if we have in writing the vendor will be sorting out the structural issue if there is one?

someone mentioned getting indemnity insurance to cover ourselves regarding the crack?

any advice regarding everything would be muchly appreciated.

im sorry I don’t have a photo on me. It goes from just under the kitchen window to the next floor where the toilet is. It’s only on that one wall not on the adjoining wall or to the top of the house.

I think it’s just a wait and see thing. And hope if our mortgage is accepted they are happy to still give us the mortgage if the crack is something that needs work doing to it and the vendors are going to be doing it.

Get it surveyed. A crack could be nothing and been there for years, or it could be something and the wall is moving. Either way there is a cost implication and it just depends on how much to ask for a reduction in the asking price, and how much risk you are willing to accept.

You can't get indemnity for a crack, and neither will any future house insurance cover existing defects
