Bad builder, advice needed.

Hi,

looking for a little bit of advice regarding my situation.

I’ve previously had a 2 story extension to the side of my house. Recently On the ground floor, part of the old external wall has been removed to create a kitchen/diner. 2beams we’re installed side by side, one for each skin of brick.

The builder decided to walk away from the project about 6 weeks ago so I’ve been arranging for the works to be completed.
Prior to the builder walking away, building control had been over and signed off many stages including the installation of the beams.

now, whist having work done on the first floor, almost above the beams. We have noticed that hardly any part of the walls above the beam are sat on the beam. At least 2 meters of the wall is floating above the 3.6m beam.
The plaster has cracked in numerous places along this wall.


Q1.I’m assuming this is incorrect and all the wall should be sat on the wall (maybe except the section under doorway to bedroom 4)?

Q2. As beams have been passed by building control but no final certification has been issued as the job isn’t complete, are building control liable at all?

Was it local authority or an approved inspector?
 
Just squirt some mortar in, or pack with slate and move on.

No building control are not liable

The gap between the beam and above wall is just over 200mm!
Oh. That's not a gap, more like a chasm.

And you stated building control in your OP, not private inspector.

Anyway, it's the same answer, fill it, move on, no liability - in negligence, but maybe in misrepresentation if you can prove fraud.
