Loft conversion shower leaking below

Hi all,

We have a shower in the loft conversion (about 15 years old). Every time the shower is used, there is a little stream of water running down the wall on the floor below (immediately below where the shower is).
I've put fresh sealant all around the shower tray, inside the shower enclosure and outside, but to no help. I suspect there is a leak somewhere under the shower tray, in the waste pipes that lead outside. My question is : how on earth do we access those pipes?

Any advice, greatly appreciated.
 
Lay the shower head on the base of the shower tray and turn on the water so that it is flowing into the waste, do this for 10 mins and check if it is leaking below. If not then the leak is due to the shower door, silicone or tiling.

If the waste is leaking then you could cut a hole in the ceiling below and fix the leak then make an access panel.

Often, the best way is to cut a section of plasterboard out, from below.
