Sanity Check this flat roof replacement tender package? Looking for feedback before sending to contractors.

Hi all,
I’ve written up a detailed tender package for replacing a multi-part EPDM/rubber flat roof on a residential block that I live in after doing informal inspections with roofing contractors. There are issues with pooling, structural degradation, and signs of condensation damage due to poor ventilation.

I’d really appreciate some feedback on whether the spec makes sense, whether I’ve written anything stupid, and if you think roofers would realistically respond to this level of detail.


I'm also looking to invite some quotes from surveyours to give me detailed specification of the condition of the roof, and give me a scope of works, but really don't know if that should be necessary as I'm looking at stripping down the whole flat roof.

I have gathered the list of roofers myself, anyone know any forums or groups of roofing contractors that I can share this with to get some more quotes in?

 
However detailed your tender a roofer will know more than you and spot any flaws that might end up costing you. Maybe better to externalise the survey the spec and the risk to a surveyor.

Hi there, thank you for your reply, I am getting in touch with some surveyours now, and I'm looking at the options that they are offering. My appetite for budget is not too high to be quite frank, and so I am mainly looking at getting a condition report, and schedule of work suggestions report (or whatever the equivalent terms are). What are the drawbacks of just getting those two and not say, instructing the surveyour to be principal designer and contract administrator?
 
I’m a diyer but I’d say what is the value of the contract and who are you asking to tender. A lot of domestic roofers might be put off from pricing if they are presented by a lengthy invitation to tender document. A succinct but informal document might be a better bet. A suitably experienced surveyor would advise but the first step has to be identifying the works required. What’s the estimated value of the contract?

I am estimating a value of ~ £10k-£15k worth of work/materials/scaffolding. I have come to the same conclusion as yourself, I feel a complex and overly riguorous tender package might put off a lot of the smalled companies/contractors out there. So I have drafted an informal and more inviting verison instead. Please give me your thoughts.
