As for whether it is 'too much' or not - that depends entirely on what business will be operated there, the expected turnover, costs and profits, which is why it's usual to compile a business plan with details of everything, including multiple versions of possible future cost increases and revenue projections.

The A6 here is very busy and very noisy. Of course, busy is what you want for a business. In peak times, the 192 bus passes every few minutes. As the particulars say, the site is close to the A555, which gives quick access to Manchester Airport, the M56, M6 etc...
