A property is worth what someone is willing to pay for it.
As for whether it is 'too much' or not - that depends entirely on what business will be operated there, the expected turnover, costs and profits, which is why it's usual to compile a business plan with details of everything, including multiple versions of possible future cost increases and revenue projections.

If that's the Wilf Wood, it is a well regarded pub, but I can't see that it would affect the value at all.
I live on the other side of SK7 to Hazel Grove.
The A6 here is very busy and very noisy. Of course, busy is what you want for a business. In peak times, the 192 bus passes every few minutes. As the particulars say, the site is close to the A555, which gives quick access to Manchester Airport, the M56, M6 etc...
Having watched property prices in the general SK7 area ever since we bought our house in 1999, I think everything round here is overpriced, so I tend to agree with you!
But flameport is right...a thing (whatever it may be) is worth what someone will pay for it.
Is that right? What if the offer isn’t accepted or is well below market value?

People are within their rights to offer below market value and of course the vendor can turn them away.
But the vendor will soon get the message if no one offers, or many offer but at well below.
This happened to a property a good few years ago, funnily enough, also in Hazel Grove, also on the A6.
It was a 2 bed bungalow set back slightly off the road but was very cramped, with a driveway shared with an adjacent commercial property. It had one tight parking space and very little in the way of outside space.
It looked like it was originally a storage building, converted to a dwelling.
It was on the market, on and off, for several years, at a vastly inflated sum and eventually sold for far less.
But the vendor will soon get the message if no one offers, or many offer but at well below.
