hey guys,

customer has intermittent fault with their 828e. and fault is F22 low pressure, but pressure is fine

Any one had this before?

Nothing to do with the pressure just carp software on the board.

Change NTC's, if no improvement change the board.

Which T'max Plus's have pressure switches? I didn't think they were fitted for the UK market....I've not come across any yet.

F22 is used to indicate an incorrect temperature gradient across the primary heat exchanger versus heat input but the boards too clever for its own good.

The boiler looks for a SMALL temp differential across the flow and return sensons to indicate a good primary circulation!

Why not assume the boiler knows what it is doing ( first ) and check the eye of the pump first as thats free and only takes 10 min and maybe there is dirt there to give a cost free fix ???

Hi tony,

what do you mean the eye of the pump?

Geoff, just how did you manage to get a picture of his pump ???

Here's the back casing from the same pump

The boiler (Thorn Apollo) was fitted in a kitchen cupboard with a close coupled feed/vent rising to the F&E cistern in the top of the compartment (a ground floor flat). The float level had been incorrectly set resulting in overflow discharge/freshwater cycling.

The tenants (4 girls) called me reporting no hot water heating (standard S plan). When I arrived I could hear the boiler complaining from the front door. They said it had only been making a racket for a few weeks. When I opened the boiler compartment it appeared to be a sauna. The overheat stat had not yet shutdown the pilot and the steam has stripped the paint (40 years worth of layers back to bare wood) from the door frame. :)

Even with a new pump/valves etc circulation was poor, proper powerflush cured it.

Looks like my attept to spin a pot in pottery lesson 30 years ago

LWPS (rare) is wired in series with the gas valve so would produce the F28 fault code iirc.
