Removing load bearing wall cost

Hi Everyone -

Recently bought a property which already has a rear extension. However, we would like to remove the wall between the kitchen and living room to create a large kitchen/family room space.

Could anyone give us a rough idea of cost of removing this wall? It is load bearing and we live in Oxfordshire.

I can't help but presumably this is a detached house with a first storey and tiled roof?

It’s a 3 bed semi, yes with a first floor

Without more details it is difficult to be accurate, and depends on whether you want it plastered/painted and if there are electrics and plumbing to be moved, but I would estimate between £5k and £10k depending on the answers to the above and details regarding the current construction

Are you sure it's a load bearing?
What's above it, more of the same wall or first floor joists?

there's a nib of brickwork in the kitchen and two nibs in the sitting room maybe indicating that two knock-throughs have taken place in the past - if so then there will already be lintels below the ceilings or in the ceilings.

as above, there are many ways of pricing for a knock-through depending on how much making good will be needed after the lintel(s) is in.
Interior knock-throughs can cover a lot of ground besides the actual knock-through.
