Difference in costs between neighbouring BC's

Nice try Woody but... and http://www.barnet.gov.uk/index/housing/building-control.htm I guess I just have the misfortune of being in a borough with a money-grabbing LABC!

Difference in costs between neighbouring BC's

Pray describe the 'different standards' that Barnet BC employ to Brent BC that entitles them to charge nearly double. Are their standards in regularising windows installations nearly double as high? Do they use their Low-E detectors for twice as long? If you are correct in your speculation...

Difference in costs between neighbouring BC's

Thanks for your help Freddy. It still seems unfair for one BC to charge double the other! Do you think there might be any issue with asking my BC to inspect only the first floor row of windows (<10)? The lower windows were part of the same installation, but the bay supports only a flat...

Difference in costs between neighbouring BC's

I've been looking to get regularisation for 20 windows fitted without Fensa certificate. Barnet, where I am based, charge £144 per every 5 windows or part.i.e. £576 total. The neighbouring borough Brent BC charge £265, for up to 20 windows. The discrepancy in price seems scandalous to...

Best way to expose an RSJ?

But does that make sense? If I can't see the steels under the walls, where could they be? Also, I've thought of a 3rd alternative. Is it possibly a sensible option to go onto the felt-covered extension roof (where the outline of at least one of the steels is clearly visible) and cut away the...

Best way to expose an RSJ?

I've had a look under the floorboards and can't see any sign of the steels. [I had thought they would be visible directly under the walls?] There's a cavity and I don't know what's under that - the joists, maybe? Would the steels be under those?

Best way to expose an RSJ?

We intend on exposing the 2 steels where they join. That way the SE can measure their dimensions and also inspect the connection. Could you advise on the best method of exposing the connection - above or below? Again, agreed - particularly as we have cracking in the bedroom above one end...

Best way to expose an RSJ?

beautifully plastered ceiling I'm afraid (light fittings and all) i wish it was just boxed in!

Best way to expose an RSJ?

We would like to have 2 RSJ's in our extension exposed so that they can be inspected by a structural engineer for adequacy. The steels are supporting the 2 walls of a single back bedroom. What is the best / easiest / cheapest (?) way of exposing the steels? Would it be better to come from...

No Fensa cert; is LABC fee worth it?

freddy, labc were notified of a separate job,a rear extension, which they certified. they were not notified about any other jobs - the ch and Electrics were self certified by the respective workmen. labc have no involvement with the windows. labc is Barnet - I'm posting this on my...

No Fensa cert; is LABC fee worth it?

Just to clarify - I used a building contractor who in turn hired a glazing firm - is it the building contractor or the glazing firm who needs to register the work?

No Fensa cert; is LABC fee worth it?

Barnet labc charge 144 per each set of 5 windows. we have 20. I don't see the logic of charging so much, but then again this is a borough where visitor parking permits used to cost a quid and now cost 4. I will try and find approved inspectors, can you recommend any? I bought a Merlin sensor...

Old rads all heat up, new ones don't

Is that even though the flow pipe do get hot? If that's definitely the problem, thanks... I know what I need to do now. I thought the rads might be faulty

Old rads all heat up, new ones don't

As title suggests, all 6 upstairs radiators and 2 downstairs ones which look pretty old get piping hot. the 4 new ones downstairs installed a year ago get hot at the top but not at the bottom, although the flow pipes get very hot. When bled, the water is clear. We have never had the...

'Clicking' noise when walk on bathroom tiles

As the title suggests, when we walk on our bathroom floor, some of the tiles produce a faint 'clicking' sound. One of the tiles IS loose, but the others don't seem to be. I believe the builders put beams between the pipes, supported Ply on top of that, then laid the tiles on the ply. Any...

Do you need DPC on TOP of extension walls?

A builder friend told me I should have had a DPC fitted ontop of the extension walls, just below the large slabs on the top (not sure what correct term is), as rainwater can seep through the cement between the slabs and cause damp. Is he right? (If relevant, my walls are single skin breeze...

    LA building control or private/independents?

Sorry Woody, your expertise notwithstanding, but I cannot hold myself back from recounting a very similar experience I had with LABC regarding my extension built last year. Me: 'Do you have any notes on the steels in my extension?' LABC: 'Er let me check...no...we seem to have asked your...

How wise is it to fight BC?

As discussed in other posts, my extension was signed off (Building Notice) a year ago despite lack of inspection by BC of engineers calcs, RSJ's or DPM/oversite (we have suspended wood floor). Personally I feel that my Cert is meaningless given the areas it doesn't cover. Various local...

    How many airbricks needed?

Attached is a sketch of my extension built a year ago by not-very-good builders. Floor is suspended timber and I am unsure if there is oversite or a DPM. Can anyone advise how many airbricks I should have? (Note the one on the left is old, and has always been there. May not even be under...
