just buying in process of buying house and seeing how far our budget will get us, and going to do facelift straight away e.g. new Windows door and fascia n soffets and gutters n pipes etc and at same time we are looking at putting an extension on front of house single storey only, dimensions approx 1200mm x 3000mm to extend kitchen and bring front door forward in the process any rough ideas of how much we will be looking for this?

Planning will certainly be required for a front extension.

Sounds daft but cost will depend where you live (London vs north)

Rough guess depending you don’t live in London is £1-1.5k/msq. So £5k would be a ball park.
 
Just to clarify, that is basic build. If you want big steels put in, other bits knocking down, expect more.

You need to be sure that planning permission would be granted in the first place.

Designer's, and statutory fees for the plans and approvals would be in the region of £1.5 - £2k, and that would not include any party wall work which could add £1k in fees. Fees for Structural Engineer for beams would be another few hundred pounds - likewise for water authority permission. And this assumes it's on good ground.

And you haven't even started building yet.

More like £10k.

But don't buy a house on the basis of something that you might not be able to do in the first place.
 
If next door have a front lounge you might be reducing their outlook in an unacceptable manner, which could lead to a refusal.
