Although still not full-proof, this is why a property inspection every 6 months is a must, unless you categorically know the tenant wouldn't do something like this. Even then, once a year visits minimum should still take place.
True - our LA's used to check once every quarter but now scaled it back - we are ok with that for the present but come a new T we will want once 3/4 month checks and reports.
With this covid thing the poor LL's had insult added to injury where they could not kick anyone out.
However, in normal times ensure you have a proper agreement with a 6 month clause built in the 12 month agreement and insurance backed cover to cover some of the rent and eviction and the LA takes responsibility you dont need to attend - a great piece of mind.
