Hey guys,

My builder is doing a side extension with a pitch roof (slate). Building Reg inspector came and said we would need eaves carrier.

May I ask if anyone know whether this is Building Reg requirements please? Is it a must-have?

Basically, our builder has already fitted the pitch roof with slates and velux windows. Now to add these eaves carrier, it will be quite difficult unless we take everything off again? Is that true please?

Many thanks,

Didn't think it was a requirement but there are several reasons why they should be fitted.

What has he used instead is the question ? You do not need to use a specific carrier however the exposed area of underlay if nothing has been used will not be UV stable and will deteriorate.

The question should be, "Do you want your roof leaking within a few years, or do you want it not leaking for 50 years or so?"

And "Why would anyone not want the person they employed to do roofing work, to not do that work to the relevant British Standards and normal industry practice?"

Get the idiot roofer to do it properly at his cost, FFS.

Thanks guys.

Basically, we have changed builders. Previous builder took our money and left. For this particular pitched roof, old builder battened on the lowest row of slate, making it impossible to now put in the eaves carriers, unless we take off at least two rows of slates. Old builder did not put in any eaves carriers before he left.

New builder suggested that he will have to charge me at least a few hundred £ extra, if he has to take off slates to put eaves carriers in then cover them back up.

Is there anything else we could use in order to pass Building Reg please? As in things we can still put in without too much efforts?

Many thanks!

Felt or membrane can't drape into the gutter, as it rots when exposed. All the manufacturers state that the felt or membrane needs support at the eaves. Support is required to meet BS or Nhbc guides, and to comply with BBA certification for whatever material you are using.

So yes, b/regs require something.

It can be done in ply and UV resistant DPC instead, but either way, the slates will need to come off.
