Please can someone tell me how a self employed builder knows if there is asbestos in a residential building he is extending.

Would it flag up in planning permission or building regs sought by the client?

It wouldnt flag on planning or regs, only definitive way is to sample suspected material in UKAS lab, or with experience you can identify asbestos and make an assumption that it is and manage it appropriately.

You think the builder is trying to pull a fast one

Most builders will not touch asbestos with a barge pole.
A cowboy builder will normally try and hide it as he knows it will add costs and time to the job Something they really don't want

To remove it properly requires specialist courses and Qualifications I'd say 99.9% of builders are not Qualified to touch it and instead get a company in to remove it.

If your builder has said its asbestos I would listen to him... if you don't trust him then get a second opinion..
Better still if you don't trust him then get another builder
 
What type and age of residential building are you talking about? In standard houses it would be unusual to find the more hazardous asbestos materials - though not impossible. You would be much more likely to come across asbestos cement products which is less hazardous and can often be removed by builders and householders. Although this must still be handled and disposed of safely. A decent builder should be able to identify suspect products and should certainly be able to identify asbestos cement. Once identified the only way to be sure is to sample the material.

Whats the age of property.? Location of suspected asbestos? Whats the material eg insulation, corrugated roof, artex etc.

Any person engaged in a professional capacity has a duty (under common law and statute law) to be aware of materials and locations likely to contain asbestos, and to take the necessary precautions and advise their clients accordingly.

There is also a duty on you as client to have due diligence and to advise your builder of any potential asbestos, or engage the required specialists for investigation and/or removal
 
Ok please ignore my ignorance and I'm sure it's too difficult to tell. This is a flat I rented recently that was just done before I moved it. The pipes in the bathroom left exposed. Now I'm freaking there might have been asbestos. House was old old old....converted into flats. Edwardian I think?

Lots of properties have asbestos in them, and it does not mean that it is dangerous
 
My concern that it was recently disturbed with renovation...worried broken bits were around.

Added a pic of a fireplace in same house and my current bathroom.

Any of this look concerning?
 
If there are no broken bits lying around your front room, then I can't see why you would be concerned
 
The pipe was in my old flat...I only have the photo. Not sure if it was covered in asbestos or had bits in the hole. Same with fireplace. I'm kinda just learning about this stuff and freaking out :(
 
No needvto freak out unless u are disturbing and releasing fibres. People get nervous of words asbestos and panic, you need to manage asbestos and not necessarily remove it. Ifyyour that worried get a type 2 asbestos survey with sampling.
 
Morning guys. I haven't been told anything def is asbestos these are just general question s.

But if these were asbestos and broken but left alone....how much damage would they have caused?
 
Depends on type of asbestos, how much broken etc. If it is broken u and its not shattered paint it or seal with pva
