Buying an investment property with one fitted, will be getting a landlords certificate at the same time and do anything needed to ensure its safe
In London as long as the boiler is burning cleanly with a blue flame then I charge about £75 plus extra £35 for safety Certificate.
In Brum it should be a little cheaper, even much cheaper in Aston!
To be locally competitive I charge a little less in Cov!

If you charge £35 for a piece of paper, how much extra will you charge for a thermocouple?
£35 is not just for the paper. Its for what I put on the paper and for doing the relevant tests required.
I would expect you might get it for £60-£90 in Aston but like everything the service may be rather curtailed!
Proper servicing involves removing the fire front and properly cleaning the boiler. Then the fire front before refitting. I allow about 75 minutes.
If a new thermocouple is required then that's an extra £8

I agree. And, as it happens, I charge a bit more than you for the service.
So what do you do for £35 on LLGSC that you don't do on a "proper" service?
A normal LGSC is £65 for normal boilers and cookers and extra for a BBU if I remember but that does NOT include a service.
The £35 is only an extra for a Cert when I am already doing a service or any other significant job.
I don't need to do any extra on a BBU when I add a Cert apart from completing the form and testing the cooker and gas meter etc.

So,not a bad deal for the client,if they have a cooker and a couple of wall heaters.
Otherwise, for just a BBU, it is £35 for a piece of paper.

At least Tony isn't joining the race to the bottom. Besides there are plenty out there that charge £35 for a landlords and the boiler case or fire front never come off, the difference being that Tony wont do it without servicing the appliance which of course needs to be charged for (i know who i would rather have working in my property if i was a landlord).
But then again i have a similar model and won't do a landlords without a service, which puts off almost all landlords that call me and ask for a price, but the ones that do agree tend to be good payers and actually care about their property and tenants welfare.

The £65 is for only a boiler and a cooker. Other gas appliances will be an extra £15 each for first time checks although I don't always charge this for repeat customers.
Completing the certificate requires an ACS costing £180 a year and G-S register fees of about £180 a year before I start and I have to be prepared to spend time explaining to almost anyone who may have questions like tenants, agents, landlords or even an EHO occasionally.

I don't insist on servicing a normal boiler for a gas Cert.
But if it ever arose for a BBU then I would certainly charge more. Because there is a fire my standard charge would become £65 + £15 and at this price if I was happy that the BBU was really in good condition then I would not insist on servicing it.
My main fear is the air intake filter starting to get blocked because once partly blocked they can make the boiler dangerous within a few weeks!
But then I don't think I have seen a BBU in a tenanted property for a few years. I hardly go to more than a couple of BBUs a year now.

i charge more for landlord service than a standard service purely because i am issuing them with a bit of paper that is a legal document that allows them to earn thousands and thousands a year in rent which without that little bit of paper they would not get
