is there an energy efficient back boiler out there somewhere or in certain conditions , can you still fit normal back boilers.

just fit it make the points system work but if they don`t , ave you heard of anyon bein puled for it.

If the chimne breast is on a gable end/outside wall, and the floor is suspended u could open it out, fit a room sealed steamer put a door on the front, and run the condensate under the floor to one of the usual arrangements, or pump it.
