Bathroom/Bedroom conversion

Hi, we have a 1 bed property and want to convert to 2 bed.

The bathroom is 12ft by 8ft and we want to shrink this to about 5ft by 8ft and have a 7ft (just under) by 8ft bedroom.

The bathroom will be accessible to both bedrooms through their own lockable doors.

Would this add value to the property?

Only market forces can dictate the value.

What you need to consider is will it make it more saleable or even less so.

To a young skint couple who have a child and are looking for an affordable two bed in your area, it might be a godsend.

If however they are able to afford a similar two bed but with bigger rooms for a similar price then they may be steered away from your 'box room' effort.

Think about this: If we all were to start splitting bedrooms and the like and start calling our homes 'six bed', would it convince people to buy?

Will you have access to a lavatory from the lounge without going through a bedroom? Without such a guest lavatory, lots of people will be put off. Ask some local estate agents.

A tiny bathroom and one tiny bedroom is not going to impress much.

In fact it will put off the people who just wanted a single bed property with a big bedroom and bathroom.

And a single bathroom only accessible from a bedroom will generate faded paint on the "For Sale" sign
 
Very debatable value added as room is even tight for a single bedroom, although it might appeal to a couple with a young chid. Be aware that if you build the wall from stud partitioning it must be sound insulated to comply with Building Regs as it is adjacent to a habitable room (the new bedroom). Not sure if you could argue its a dual access en-suite but not worth the hassle IMO. Standard 12.5mm wall board is not acceptable, use 12.5mm Wall Board 10 or 12.5 - 15mm Soundblock + a minimum 25mm of mineral wool sound insulation.
