I am changing my old 4" bathroom extract fan (240v). Can I still replace it with 240v or do I have to install a low voltage one. The fan is currently at high level above the bath

Unless the fan is >2.25m above floor level it will probably end up in zone 1, in which case you should stick with SELV, not 230v.

yeah unless u have a really high bathroom ceiling the fan needs to be low voltage. just put a tranny next to the pullcord, either before or after it dont matter.

It matters if you'd rather not have the transformer on all the time.

And it matters if you need to supply the transformer with permanent and switched live.

Yes you can, provided the fan is rated to at least IPX4. Most of them are.
As it is a replacement, not notifiable work.

Fitting a 12v model will also need a transformer, modifications to the wiring and will therefore be notifiable work as well. What a waste of time and money.
