Bathroom walls

I am re-doing a bathroom which will be used by tenants and plan to rip off existing tiles and re-plaster/skim the walls and then fit tiles around bath and shower. All other areas will be painted using bathroom paint.

Q. Should I fit new plasterboards once the tiles have been removed or skim over the existing walls?

Tile the walls. Tenants won't mind.
