I have a problem with my Baxi boiler which is 5 years old. When I run any of the hot taps sometimes the water is fine; it gets to the correct temperature and stays there. However, other times when I turn on the taps, the water fluctuates between luke warm and vaguely hot! It's not that there are any other taps/appliances running at the time, the problem really does seem to be very intermittent.

The central heating is fine.

I had an engineer round to service the boiler yesterday, and of course it behaved perfectly all the time he was there so he was unable to identify the problem!

If anyone out there has any suggestions, they would be gratefully received!

Cheers

Anne.

How hot is the water leaving the boiler (2nd pipe from left) ?

Maybe i should have added, what will that tell you, that its running to quick through the boiler, losing heat before the taps or its still cold there.no offence meant

Chuck a new sensor in there, cheap and quite often the problem.

if you are in hard water area, it could be the diverter, they are quite sensitive to limescale and can get sticky
