Hi

I have a Baxi 105e which needs topping up every 6 months or so, but I never let the water pressure get up above 1bar when I fill it, because it doesn't hold it! When heating is on, the pressure rises to about 2-2.5 bar, so I don't believe the expansion vessel's blown.

I noticed some water leaking from my boiler last year, but it never seemed to recur, so I don't know where any possible leak is coming from, other than the left hand side. I've taken some photos of some suspects, for all of which I am not sure whether the verdigris is normal or not.

Photos are below:

- firstly, what's the cap on top of the DHW outlet casting? There's are a number of deposits coming from it, but I'm not sure whether that's normal or not.

- secondly, the AAV looks clean, so I'm assuming that's OK?

- thirdly, the last photo shows the CH return with deposits round the outlet. This is where the water was coming from last year, but I didn't take the cover off to see if it was just dripping down.

Any advise greatfully received.
